As a First Time Buyer you have a number of programs to help you to get into the market. Within the past year a number of these programs have been enhanced making it even easier for you to buy a home.

You owe it to yourself to understand these programs and their benefit to you.

RRSP - Not only can you use your RRSP's to purchase a home, you can do this without a tax penalty. If done properly you can even leverage money from the Government.

Mortgage/Amortization (NEW!) - Until recently, 25 years was the maximum amortization period. Now you can select 30 or even 35 year amortizations thereby reducing your monthly payment. This can help you to either get into the market sooner OR to spend a little more to aquire something better.

ZERO Down Mortgage - Although you will still need money for closing costs, with this program the bank essentially gives you 5% for your downpayment.

Land Transfer Tax - The Province of Ontario requires that each Buyer pays this tax on the purchase of a home or property. As of February 1st, 2008, the City of Toronto requires that ALL Buyers pay this tax a second time to the City. As a first time Buyer you are eligible for a rebate for this amount.
